On April 25, 2016, the Board of Selectmen voted to approve a Host Community Agreement (PDF) with Buyer M&M Realty Trust for the 34.23-acre Couper Farm property located at 180 Great Road (U05-5-0), including a waiver of the Town's right-of-first-refusal under MGL Chapter 61A.
On January 9, 2018, the Town of Littleton became owner of 22.48 acres of Couper Farm, by recording the deed from the developer donating open space areas A, B, C, and D.
As authorized by October 30, 2017 Special Town Meeting Article 9, these 22.48 acres are in the care, custody, control and management of the Board of Selectmen, to be used for the following purposes:
- Open Space Area "A" for active recreational purposes, provided that it may be used for agricultural purposes until such time as an active recreational use (or uses) can be implemented
- Open Space Areas "B" and "C" for agricultural purposes
- Open Space Area "D" for open space and/or agricultural purposes
Areas A, B, C, and D closed to the public until further notice. The Highway Department is installing signs that these 22.48 acres are closed until further notice, since it's an active construction site on which the developer has retained a one-year construction easement, which expires January 9, 2019.
Farm House (Lot A) - The Host Community Agreement and the October 30, 2017 Special Town Meeting vote also provide that the farm house (Lot A) be transferred to the Town for affordable housing purposes and/or such other public use as the Board of Selectmen may determine. A separate deed will be used to transfer ownership of Lot A to the Town at a future date.
